Attention to the following items will ensure a more complete and thorough inspection. The fewer notes in an inspection report the better. Your chance of completing the sale of your property increases when potential buyers are presented with an inspection report that was uninhibited.

       ü  Ensure there are no obstructions to the attic access.  

       ü  Ensure clear access to the breaker or fuse panel.

ü  Confirm that all circuit breakers, pilot lights, and water valves that are in use are in the on position if it is safe to do so. 

ü  Make sure that doors and gates are not locked or that keys are available.

ü  Please advise if there will be any pets on site. Ensure pets will not pose any problems. Ideally they should be removed from the site or secured. Inform your agent and  inspector about pets that will be on the property. 

ü  Make as much of the property as accessible as is reasonable.

ü  Use your best judgement when securing valuables and fragile items that may be in harms way.

ü  Replace burned out bulbs to avoid a "Light Is Not Operable" coment that may suggest an electrical problem.Test smoke and carbon monoxide detectors and replace any dead batteries.

ü  Clean or replace HVAC filters.

 Checking these areas before your home inspection is an investment in selling your property.
